1. THE ENVELOPE
Working from the outside in, our building envelope experts will design a new, high-performance skin. This maximizes natural light penetration and thermal efficiency inside the building, while also providing it with a dramatic new look.

 

 

 

 

2. HEATING AND COOLING (HVAC)
With a new, high-performance envelope in place, we can reduce and simplify the mechanical systems throughout the building. This immediately generates savings on heating and cooling overhead, and furthermore reduces recurring costs for ongoing maintenance and equipment replacement.

 

 

3. PASSIVE SYSTEMS
We further narrow operating costs by ensuring that artificial climate control systems are used only when needed. By installing operable windows, building occupants breathe fresher air, can control temperature in their individual working areas, and help reduce cooling loads by prioritizing natural ventilation. Installing sunshades on the exterior of the building will also reduce peak cooling demands.

 

 

 

4. DAYLIGHTING AND
ADAPTIVE INTERIOR SPACE

Using computer modeling, our engineers develop a plan to optimize natural light penetration into the floor plate. Areas unable to receive natural light are outfitted with highly efficient lighting controlled by dynamic motion sensors; this ensures the greatest possible energy savings at all hours of the day. In addition, more natural light admitted through the envelope increases the number of people who can be comfortably accommodated on a given floor plate. An open, daylit office is flexible, and can be rearranged quickly, easily and inexpensively to accommodate staff changes. 

 

5. WATER USE
A reduction of potable water usage and a lowered reliance on municipal drainage systems can be achieved by replacing plumbing fixtures with optimal-flow devices. This is a straightforward and cost-effective strategy that immediately lowers your asset’s dependence on increasingly scarce and expensive water resources.

6. USER SUPPORT
As a facet of our client care, we can create and distribute a supplementary manual for building managers and tenants. Having engaged users and informed operators promotes sustainable practices, which ensures the optimal performance of the newly implemented design.
