CONTEXT

Kaskitêw Asiski is a transformative infill development by Civida and partners, located in South Edmonton's Keheewin neighbourhood. Designed to reinvigorate this low-density area, which is primarily made up of single-detached homes, the project introduces new housing options that attract younger families and foster a more diverse, vibrant community. Keheewin is a mature neighbourhood with a predominantly older demographic; the existing elementary school is under capacity and there is a desire to expand the demographic of the community to include younger families which in turn will provide greater funding for programming for the neighbourhood as a whole.

VISION

The development includes 136 affordable rental units across two four-storey wood-frame apartment buildings and four blocks of three-storey townhomes, complemented by underground parking and garages for the townhouses.

Ground-oriented duplex units on the main and second floors provide direct outdoor access, an especially sought-after feature for families and individuals seeking privacy and a strong connection to outdoor space.

The development is targeting Built Green Silver sustainability.

IMPACT

Supported by multiple public funding sources, including the Province of Alberta and CMC's Affordable Housing Initiative, Kaskitêw Asiski reflects a deep commitment to equity, sustainability, and long-term durability. Energy-efficient systems and high-performance envelopes reduce operational costs and environmental impact, while durable, low-maintenance materials were chosen to support long-term resilience.
